THE owner of the vacant former Fidlers site in Mount Gambier has lodged a $23m blueprint to overhaul the precinct with the South Australian Development Assessment Commission.

The application to the assessment body is the first sign the multi-million dollar transformation of the derelict site is gaining momentum.

Laying idle since 2013, the site has become a hotspot for vandalism and squatters.

While the site's owner GLG Developments was not available yesterday, the application to the commission has estimated the financial cost of the proposed "retail shopping complex" development at $23m.
